Do we need an architect? Is one necessary?
On more extensive projects, it's in ones best interest to have an architect. This keeps the project up to current codes and allows the client to review different elevations. It also helps to avoid any misunderstandings on the final product.
We can provide an architect service or if you, the owner, so desires, we will gladly work with your architect.
When is the best time to build?
Typically any time of the year is acceptable. Weather conditions can sometimes determine when certain outdoor projects can be accomplished, such as: painting final grade on yard or concrete work - just to mention a few.
Can we change something after we start?
Absolutely! That is where the phrase "Custom Builder" comes into play. Proper planning prior to construction can help minimize changes.
How much does it cost per square foot to build?
This is probably the most commonly asked question with the most confusing answer. Without detailed drawings and bullet proof specification sheets showing everything from the type of brick to wall color in the master bedroom, it's impossible for any builder to determine a number.
This is why it is so important to insist on itemized estimates! A square foot number may be deceiving because it may not include items such as finish grading, seeding, landscaping, tap fees and driveways, etc. The bottom line is you need to take into consideration the cost of the overall project - Nobody likes surprises!
How long does it take to build a house?
Typically it takes 6 -12 months to build a house. The size and complexity of the project, weather conditions and site location should also be factored into this calculations.
Who picks out appliances, exterior colors, plumbing
fixtures, colors, etc.?
Ultimately, the home owner makes all these decisions with the help and guidance from us. We provide our homeowners with a "Client Design Information Sheet" with supplier's names and other helpful information to work through the process.
